Elect Electric Commercial Maintenance Plans: Exclusions and Qualifiers

Items Not Included in Business Essential and Business Pro Plans

The following services, equipment, or scenarios are not covered under the standard pricing and scope of either plan. These may require additional fees, custom quotes, or separate service agreements:

1. Repairs or Replacement Parts:

   • Any repair work beyond basic cleaning and torquing (e.g., replacing breakers, wiring, or panels).

   • Cost of parts or materials (e.g., new breakers, conduit, surge protectors).

   • Note: Discounts (10% for Essential, 15% for Pro) apply to repairs, but labor and parts are billed separately.

1. Emergency or After-Hours Service:

1. • Service calls outside regular business hours (e.g., nights, weekends, holidays).

   • Emergency response for outages or critical failures.

1. Major System Upgrades or Installations:

1. • Adding new circuits, panels, or sub-panels.

   • Installing new equipment (e.g., EV chargers, HVAC systems, lighting retrofits).

   • Rewiring or major electrical renovations.

1. Specialized Equipment Maintenance:

1. • Service for switchgear, transformers, or high-voltage systems (>600V).

   • Maintenance of generators, UPS systems, or solar arrays.

   • Industrial machinery or production line equipment.

1. Third-Party Systems or Tenant Spaces:

1. • Electrical systems owned or maintained by third parties (e.g., utility company equipment, landlord-managed panels in leased spaces).

   • Tenant-specific equipment or wiring not tied to the main building panel(s).

1. Permitting, Code Compliance, or Inspections:

1. • Obtaining permits or coordinating with local authorities.

   • Bringing systems up to current code if deficiencies are found (e.g., outdated panels, ungrounded systems).

   • Formal inspections required by insurance or regulatory bodies.

1. Environmental or Hazardous Conditions:

1. • Work in areas with hazardous materials (e.g., asbestos, mold, chemical spills).

   • Extreme conditions requiring specialized equipment (e.g., confined spaces, high elevations).

1. Advanced Diagnostics or Engineering:

1. • Detailed power quality analysis beyond basic load testing (e.g., harmonic studies, waveform analysis).

   • Engineering design or load calculations for expansions.

   • Forensic investigations (e.g., determining the cause of a fire).

1. Additional Visits or Travel:

1. • Extra visits beyond the plan’s allotted schedule (1 for Essential, 2 for Pro).

   • Travel fees for sites beyond a standard service radius (e.g., >50 miles from Elect Electric’s base).

1. • Detailed as-built drawings, CAD files, or custom electrical schematics.

   • Extensive historical data analysis or multi-year trend reports.

 

Qualifiers for Plan Scope

These qualifiers define the boundaries of what’s included in the standard plans, helping clients understand limitations and ensuring the plans remain manageable for Elect Electric. They account for variations in facility size, complexity, and equipment.

1. Panel Count and Size:

   • Qualifier: Plans cover up to 2 electrical panels per building with a maximum of 50 breakers per panel (100 breakers total per building).

   • Exclusion: Additional panels or panels exceeding 50 breakers require a custom quote or additional building fee ($599/year per building).

   • Rationale: Larger systems demand more time and resources, impacting profitability.

1. Switchgear and High-Voltage Systems:

1. • Qualifier: Plans cover low-voltage systems only (≤600V) and do not include switchgear unless explicitly added via a custom agreement.

   • Exclusion: Maintenance of switchgear, transformers, or medium/high-voltage systems (>600V) is not included.

   • Rationale: Switchgear and high-voltage work require specialized training and equipment, increasing costs.

1. Building Size and Complexity:

1. • Qualifier: Plans are designed for buildings up to 10,000 square feet with standard commercial use (e.g., offices, retail, light warehousing).

   • Exclusion: Larger facilities (>10,000 sq ft) or complex operations (e.g., manufacturing, data centers) may require a custom plan.

   • Rationale: Larger or specialized buildings involve more extensive inspections and testing.

1. Load Testing Limits:

1. • Qualifier: Load testing in the Pro plan is limited to basic metering (voltage, current, power usage) on up to 10 circuits per visit.

   • Exclusion: Comprehensive power quality analysis or testing beyond 10 circuits is not included.

   • Rationale: Advanced testing requires additional time and tools, exceeding standard pricing.

1. Thermal Scan Scope:

1. • Qualifier: Infrared scans cover accessible panels and connections within a 10-foot height without specialized access equipment.

   • Exclusion: Scans requiring ladders, lifts, or disassembly of equipment are not included.

   • Rationale: Additional equipment or safety measures increase labor and risk.

1. Safety Review Scope:

1. • Qualifier: Safety reviews are limited to common areas and electrical systems under the client’s control, up to a 1-hour walkthrough.

   • Exclusion: In-depth tenant space reviews or audits exceeding 1 hour are not included.

   • Rationale: Extended reviews add unpredictable time to visits.

1. Consultation Limits (Pro Plan):

1. • Qualifier: One-on-one consults are capped at 30 minutes per visit and focus on findings from the maintenance visit.

   • Exclusion: Consults requiring detailed planning, budgeting, or offsite research are not included.

   • Rationale: Keeps visits efficient and within budgeted time.

1. Accessibility and Preparation:

1. • Qualifier: Client must provide clear access to panels and electrical systems (e.g., no locked rooms, no obstructions).

   • Exclusion: Time spent clearing access, moving equipment, or waiting for client assistance is not covered and may incur additional fees.

   • Rationale: Ensures technicians can complete work without delays.

1. Standard Operating Conditions:

1. • Qualifier: Work assumes systems are in reasonably good condition (e.g., no major pre-existing damage or safety hazards).

   • Exclusion: Systems requiring significant remediation before maintenance can proceed are not covered.

   • Rationale: Prevents unforeseen repair work from being bundled into the plan.
